Feasibility Studies

Know what your property can become, before you commit to anything.

Whether you own a vacant lot, a hotel, or a home, Blueprint will walk your project from a rough idea to a fully scoped plan — starting with a free preliminary study, and going as deep as you need from there.

This is the same first step we take with every acquisition and every capital partner: understand the property, the numbers, and the path to an ILF before anyone commits capital.

How It Works

Three phases, from free to fully managed

You can stop after the free study, stop after Phase 1, or carry straight through to Phase 2 — each phase is a separate decision point.

Phase 0

Preliminary Feasibility Study

No cost

A free first look at your property, so you can decide whether it's worth pursuing further — no obligation, no retainer.

  • General zoning & residential-care licensing check
  • Ballpark project value and profit potential
  • High-level read on local market conditions
  • A clear recommendation on whether to move to Phase 1
Phase 1

Full Development Feasibility Study

Retainer starting at [$X]

A detailed, written feasibility study your project can actually be underwritten and financed against.

  • Full zoning & licensing compliance review
  • Detailed market and area analysis
  • Realistic cost-saving recommendations that protect the project's vision
  • Preliminary budget range and unit/room count feasibility
  • Step-by-step plan for moving the project forward
If you move forward with us, your Phase 1 retainer is credited toward the total project fee.
Phase 2

Development Consultancy

Per development consultancy agreement

If you approve the Phase 1 plan, Blueprint takes the project the rest of the way — under a development consultancy agreement that spells out our role, fees, and timeline.

  • Permitting, licensing, and construction management
  • Coordination with architects, contractors, and local officials
  • A direct path into Blueprint's acquisition or homeowner partnership model
  • Ongoing management once the ILF is operating, if you choose
For Capital Partners

Feasibility studies are also how we vet every deal

The same process we run for property owners is what stands behind every project we bring to a capital partner.

Our current focus is small-scale residential conversions and ground-up builds — the kind of asset that moves quickly through permitting and into operation. Capital partners fund the acquisition; Blueprint runs the feasibility, development, and licensing work.

Typical Project Profile

  • 1–4 unit residential properties
  • 2,000–6,000 sq ft of living space
  • Lot sizes from 10,000 sq ft up to 2 acres
  • Returns structured per project — fixed participation or a shared-profit split
