What we acquire, and what we look for in each asset class

Blueprint acquires across three asset classes — vacant land, hotels, and homes. Each has its own criteria, but every acquisition is evaluated against the same underlying question: can this become a licensed, well-run independent living facility?

Asset Class 01 — Ground-Up

Vacant land

Land we can develop into a new-construction hotel or a purpose-built independent living facility.

Acreage
Parcels sized to support [X+ units] after ground-up construction — minimums vary by planned building type.
Zoning
Zoned or rezonable for residential care, hospitality, or multi-family use.
Location
[Target metros / states] — priority given to markets with a clear ILF licensing pathway.
Site Conditions
Utility access, buildable topography, and a reasonable path through permitting and entitlement.
Deal Structure
Outright purchase, seller-retained position repaid from ILF income, or joint venture.
Asset Class 02 — Conversion

Hotels & extended-stay properties

Existing hospitality assets that convert efficiently into licensed independent living facilities.

Key Count
Typically [X+ keys] — enough scale to support on-site staffing and shared amenity space.
Condition
Turnkey to moderate rehab. We underwrite construction and licensing costs into every offer.
Location
[Target metros / states] — proximity to healthcare and family visitors is a plus.
Licensing Feasibility
Floor plan and unit layout must reasonably support residential-care licensing requirements.
Deal Structure
Outright purchase, seller-retained position repaid from ILF income, or joint venture.
Asset Class 03 — Conversion

Homes, including character properties

Single-family and multi-family homes — including larger Victorian and other character properties — sized for a smaller-scale, boutique ILF.

Home Type
Single-family, multi-family, or larger character/period homes (e.g. Victorian) with flexible room layouts.
Bedroom Count
Typically [X+ bedrooms], or a layout that can be reconfigured to support that count.
Lot & Zoning
Lot size and zoning that supports residential-care or group-living use.
Condition
Turnkey to moderate rehab; character details (like a Victorian's original layout) are often preserved as part of the conversion.
Deal Structure
Outright purchase, seller-retained position repaid from ILF income, joint venture, or the homeowner partnership model.
